EXPERIENCE:
Eric L. Enloe, MAI has a broad range of experience in valuation and analysis of commercial real estate including office, retail, mixed-use, multi-family, industrial, and development land. Mr. Enloe has been selected to appraise over 20 downtown Chicago office buildings. He also has experience in Tax Increment Financing (TIF) and Tax Abatement projects. Special assignments have included subsurface industrial, regional malls, and numerous corporate headquarters.

The consulting and valuation projects have been performed on behalf of institutional investors and lenders, commercial banks, REITís, law firms, governmental entities, individual investors and other clients.

One of Mr. Enloe's most significant assignments was for a private sector client, performing feasibility and TIF analysis for a $100M residential development. He has provided valuation services for a private REIT in the $300M acquisition of a 45-story office tower and for a life insurance company on a proposed $155M multi-family development in Chicago, Illinois.

EXPERIENCE:
Brandon K. Nunnink has a broad range of experience in the valuation and analysis of all types of commercial real
estate as well as the valuation of partial interests in business valuations. Mr. Nunnink has been the lead analyst for the IRR Corporate & Public Finance Group on consulting and valuation projects on behalf of institutional investors and lenders, commercial banks, law firms, governmental entities, individual investors and other clients. He has completed multiple-asset valuation and due-diligence assignments on behalf of investment banking firms, banks, corporations, governmental agencies and courts. Assignments have included a wide variety of property types in the Midwest and Western United States.

Mr. Nunninkís background prior to joining IRR C&P was in the real estate banking industry where he gained a
strong knowledge of the international debt capital markets. He spent 5 years serving as an Associate Director in the Structured Real Estate Group of ABN Amro in London and its US-based subsidiary, LaSalle Bank, in Chicago. Mr. Nunnink was responsible for the origination and underwriting of senior fixed and floating rate debt instruments as well as warehouse and mezzanine debt facilities. In his time in banking, he analyzed over 2,000 commercial property loan opportunities and underwrote and closed over 125 deals totaling over $2 billion in US transactions and over EU500 million in European transactions. Upon the collapse of liquidity in the global CMBS markets, he shifted into an asset management and early work-out role before exiting banking.

Mr. Nunnink is a designated Chartered Financial Analyst (CFA) and holds his Series 7 and Series 66 FINRA
licenses. He is an Associate Member of the Urban Land Institute (ULI) and an active member in the CFA Society
of Chicago. Mr. Nunnink serves on the Board of Directors of IRR-Residential as well as the Kevin K. Nunnink
Foundation.

Timothy Fitzgibbons, MAI, SRA

EXPERIENCE:
Timothy Fitzgibbons, MAI, SRA, has extensive valuation, review, and consulting experience
in a variety of property types over the last fifteen years. Some noteworthy property types
include corporate headquarters, retail, multi-family, office, mixed-use, residential
subdivisions, and industrial. Tim has valuable experience as a review appraiser working
at JPMorgan Chase on a myriad of complex appraisal assignments throughout the United
States as well as some international portfolios, but mostly concentrated in the Midwest
Region.
Tim is a Certified General Appraiser in Illinois, received his SRA in 2005 and his MAI in
2014 with the Appraisal Institute. He has appraised multiple properties throughout
Northern Illinois since 1997 most of which have been in Chicago and outlying suburbs.
The appraisal assignments were for lending institutions, REITís, government entities,
insurance companies, and institutional investors.
